The Formalities of Working in Real Estate

Before you can start earning as a real estate agent, you need a real estate license. Some states require pre-licensing courses. You may also need to invest in renewal courses in the future.

Once you are licensed, you need a brokerage. This is the agency you work through. There are national franchises, boutique agencies, and virtual brokerages you can choose from.

If you want to call yourself a REALTOR®, you need to join the National Association of Realtors. This gives you access to Multiple Listing Services (MLS) so you can see all listings available.

Working with the right accounting company will give you your FIRPTA (Foreign Investment in Real Property Tax Act) tax withholding certificate. You’ll also have easy access to all necessary forms. 

Build a Brand

Are you the single mom who always has other single moms in mind or the savvy business person who helps others invest their money in real estate with an outlook for the future?

Your website is part of your brand. Yes, you are searchable through your brokerage’s website, but you should have your own website with a social media presence to go with it.

Your social media activity should always be on-brand. This is difficult for everyone because it is not as simple as posting a few pictures of houses that are on the market. Your brand includes your image, the look of your website, your reputation, and your projected value.

When you are learning how to start a real estate business, do the preliminary work first. Examine your motives and goals. Then look for people who reflect similar values who can mentor you.
